We have to keep in mind all along that the area is a resort area with for main activity tourism, golf and international golf tournament, hiking, casinos, tennis tournaments in two words : DOLCE VITA plus the sun and the mild temperatures all winter long.

Palm Springs Proper Real Estate

Palm Springs Proper is the first exit on the freeway coming from Los Angeles to enter Coachella Valley. This is where you get into the DESERT MODE by passing the windmills and getting close to our mountains.

Palm Springs Proper remains quaint and has the small village feel to it. No chain restaurants here, just the ones with terraces on the main street, Palm Canyon, where tourists like to just sit and people watch.

The real estate in Palm Springs Proper is very different from the rest of the valley.  Here,  60% of the properties are located on Indian Lease Land (click for more info) divided in small condos communities and private single family homes areas.

Palm Springs Proper is still the getaway for celebrating and partying  for the youngest generation and golfing and casinos entertainment for we boomers and the matures.

Rancho Mirage Real Estate

Rancho Mirage is located East of Palm Springs. For decades  Rancho Mirage was known for its exclusive country clubs offering golf and exclusive access to the clubs. Some of the Country Clubs such as Morningside, The Springs, Thunderbird still carry today the same image and attract higher end owners.

Then came the “bubble” time and the city expanded to the north with new subdivisions and middle class more affordable housing still gated communities. Also some gated golf country clubs built in the 70’s.

Not to forget the main hospital for the region : Eisenhower hospital.

The main change that happened is the opening a few years ago of “THE RIVER”, the entertainment center located on Highway 111, offering restaurants and theaters. This centers attracts hundred of people every day to the area.

Rancho Mirage right in the center of the Valley offering entertainment with the Agua Caliente Casino and THE RIVER is one of our most attractive city.

Palm Desert Real Estate

Palm Desert is  right in the middle of the Valley, immediately  after Rancho Mirage and Palm Desert is our “business” area with the Westfield Mall and El Paseo Shopping street (our Rodeo Drive).

Palm Desert also has an industrial area and the shopping such as Costco, Home Depot …and such.

Palm Desert as far as real estate offers a  good number of gated country clubs based on tennis or golf as well as free standing homes  areas.

Palm Desert I would say offers the largest number of golf communities, the higher end ones requesting initiation fees and memberships as well as the average middle of the way with condos priced low to average and no membership or initiation fees required.

Palm Desert is also when you look at the map (click here to see the map) is also the community with the largest spread in the area and almost all built out already.

Indian Wells Real Estate

Indian Wells is the only city in the Valley with no schools (that says something about the community ?)

It is absolutely a smaller city as well as limited in the number businesses and restaurants. But hotels and the city has a golf club designated for the residents who can play there at discounted price.

It is the upper end neighborhood of the valley. Most of the homes are in gated communities.

Indian Wells also hosts the international tennis tournament (BNP) that brings to the area lots of tourists and activities in the winter.

La Quinta Real Estate

La Quinta is for us  as far as we would travel to sell properties, though Trilogy Country Club (which to my knowledge one of the best value for your money in real estate in the valley) is located way down south east of Palm Springs , in fact 30 miles down the road.

La Quinta has also both sides : the business, shopping, schools, family oriented  as any other city in South California and the “resort” side with the country clubs and the GOLF communities in PGA WEST where it is all about golf with high memberships.

When you look at the map of the area it is clear that part of the city is all green showing for golf courses and communities and the other part is all small streets.

The “family “ part of La Quinta developed during the last 4 years not so much with golf but with the new homes in subdivisions built for the families catering to most of the valley. The land was available and it got built. Lots of good deals still to be made there.
